Welcome to Town Commons
Remember when a town was actually a town. A place to visit with your neighbor while sitting on the front porch or in the town square. A simpler time when the convenience of a local market was just around the corner and a playfield just a block away. This feeling of neighborhood has virtually disappeared in the United States.

A TND ( Traditional Neighborhood Development ) is a new form of town expansion. It focuses on the ideals of a small town environment. Instead of segregated land uses with retail in one area, apartments and townhomes in another and single-family residential in yet another, a TND integrates these uses into one functional neighborhood. One that brings back the sense of place, the tradition of our past.

Traditional Neighborhood Developments are essentially the design framework of New Urbanism. According to the New Urban News, New Urbanism can be defined as the following: " ...developments that generally include a interconnected network of streets and blocks, a clear neighborhood center, a mix of uses and housing types, a compact form of pedestrian-oriented design with an emphasis on quality civic spaces."

Town Commons, when completed, will consist of 420 dwelling units, including single-family homes, townhouses, rental apartments, and an assisted living housing center for senior citizens. Retail space of 13,000 square feet will be constructed at the entrance with apartment units above on the second and third floors. In addition, a community center will serve the people of the neighborhood as well as the residents of surrounding neighborhoods.

The mixed-use PUD was designed using Traditional Neighborhood Development (TND) principles. These design principles incorporate historic philosophies about neighborhoods and historic architectural design standards to create a community that has timeless appeal, much like the current community and neighborhoods in Howell.

Project Planning Principles
This Master Plan is based upon traditional Michigan small town planning principles commonly found throughout the Midwest. They include:

- Preservation of natural features.
- Connection to adjacent neighborhoods
- Hierarchy of streets and private lanes.
- Interconnection of neighborhood streets.
- Walkable neighborhoods.
- Small community parks.
